Pricing

TCS negotiated prices at an average of $1,100/sf for its members, well below the current sales prices. We believe this is extremely below market trends and that it's close to actual 'cost' for the developer, which makes it an exceptional and rare investor opportunity. Future projects to be built in the Design District will be targeting $1,800-$3,000/sf. It is our feeling that Miami Tropic could be a $1,700/sf building when sold out.

Terms

The TCS-negotiated smaller deposit at signing and an overall lower deposit, stretched out over a longer period of time, allows our members to control a large asset for less while the project appreciates prior to closing.
The Brand

Often times Miami developers choose a brand that does not offer any true value to the owner. Here, the Jean-Georges partnership will have a direct value-add effect to the everyday lives of the residents. The two new Jean-Georges restaurants in the building and a third, private one for residents, will create higher demand to live in the building, resulting in a direct benefit to our members.
